Maurice “Skip” Sullivan is a Partner in the Real Estate and Finance, Banking and Commercial Loans and Corporate and Transactional practice groups. Mr. Sullivan’s national practice involves all aspects of real estate law. He represents developers, investors, owners, operators and lenders in acquisition, development, financing, leasing, and restructuring transactions across a broad spectrum of real estate asset classes.
His clients include developers, private equity investors, institutional property owners, banks and other financial institutions, corporate tenants, hotel owners, REITs, and corporate legal departments.
Skip’s practice includes frequent interaction with the firm’s tax, corporate, restructuring, financial institutions, and litigation groups. Skip also represents both sponsors/developers and investors in joint ventures, partnerships, and limited liability companies involving real estate.
Representative Experience
- Represented real estate investment trust in the acquisition of a $582 million shopping center and self-storage portfolio in New York, New Jersey, Massachusetts, Maryland, North Carolina and Florida
- Represented real estate investment trust in the acquisition and financing of a $150 million portfolio of multi-family properties in Virginia
- Represented real estate fund in the acquisition and financing of a 300,000 square foot office complex in Dallas, Texas
- Represented private equity investor in negotiation of three joint venture agreements with a prominent national developer for the development of 998 units in three apartment complexes Austin, Dallas and Fort Worth, Texas
- Represented private equity investor in the negotiation of two joint venture agreements with a prominent national developer for the development of 398 units in two apartment complexes in Wayland, Massachusetts and Warwick, Rhode Island
- Represented local developer in co-general partner joint venture with prominent national developer and contractor, and the resulting partnership with a private equity joint venture partner to develop 300 units in North Andover and Chelmsford, Massachusetts
- Represented owner of portfolio of industrial properties in California, Arizona, Washington, Oregon, Nevada and Colorado in aggregate financings of $800 million
- Represented construction lender in $108 million construction financing of 392 unit multifamily residential development in Cambridge, Mass.
- Represented lender group in $230 million permanent financing of portfolio of hotels in seven states
- Represented construction lender in $95 million construction financing of 325 unit multifamily residential tower above a Safeway grocery store in Seattle, Washington
- Represented lender in $75 million interim financing of Copley Place in Boston, Mass.
- Represented developer in the creation and sale of rooftop easements and telecommunications leases to investors
- Represented developer in $250 million construction financing of mixed use retail and entertainment lifestyle center known as “Patriot Place” adjacent to Gillette Stadium in Foxborough, Mass.
- Represented professional sports franchise and affiliates in $250 million refinancing of Gillette Stadium in Foxborough, Mass.
- Represented developer in the acquisition, redevelopment, and $100 million financing of historic mill project in Waltham, Mass.
- Represented developer in the structuring, successful permitting, and financing of planned multi-family and assisted living development in Duxbury, Mass.
- Represented loan purchaser in the acquisition, restructuring, and servicing of portfolio of secured and unsecured real estate project loans on properties throughout the United States, Bermuda, and Mexico
- Represented investors in the acquisition and financing of $150 million distressed loan secured by 1,100 unit multifamily apartment complex in Silver Spring, Md.
- Represented national bank lender in restructuring negotiations and subsequent loan sale for upscale residential country club development in southeastern Mass.
- Represented national bank lender in foreclosure of residential country club developments throughout Massachusetts
- Represented financial services tenant in 500,000 square foot build to suit office tower lease in Boston, Mass.
- Represented office and research and development tenant in 600,000 square foot build to suit campus lease in Burlington, Mass.
- Represented office tenant in 315,000 square foot office tower lease in Boston, Mass.
- Represented landlord in 300,000 square foot build to suit office building lease in Waltham, Mass.
- Represented landlord in 135,000 square foot headquarters lease in Providence, R.I.
- Represented warehouse/distribution tenants in 500,000 square foot warehouse and distribution lease in Victorville, Calif., and 175,000 square foot warehouse and distribution lease in Reno, Nev.
