Senwan Akhtar recently represented an Indian-based global industrial conglomerate in its acquisition of newly constructed industrial property located on the outskirts of Houston, Texas for a purchase price in excess of $6 million. Ms. Akhtar handled the acquisition and financing of the property, consisting of a 45,000 square foot logistics warehouse situated on a 2.3 acre site.

Ms. Akhtar’s comprehensive representation of the client included negotiating the sales agreement and financing documents, reviewing and advising the client on due diligence and title matters, and negotiating the build-out of the warehouse to the client’s specifications. Ms. Akhtar also handled the structuring and preparation of a long-term lease of the property to an affiliated entity. The transaction involved the participation of a multidisciplinary team of attorneys at PLG, including members of PLG’s environmental and tax departments. Gregory Braker advised the client on environmental due diligence matters, while Benjamin Weiss counseled the client on structuring the acquisition from a tax perspective.

The acquisition of the warehouse was a transformative transaction for the client, marking a milestone in its strategic expansion into North America. The warehouse will serve as a vital distribution hub as the company expands its operations in the United States, Canada and Mexico.
