Klio Moore is a partner in PLG's Real Estate practice group. With 29 years of experience, Klio has established a distinguished career negotiating and drafting over a thousand leases and subleases across a wide range of commercial properties, including tall office towers, shopping centers, regional malls, stand-alone buildings, warehouse parks, casinos, airports, condominiums, and more. Representing international, national and regional retail, restaurant, and office clients, she has worked with industry-leading brands and companies in all aspects of their real estate needs.
While adept at supporting large clients with extensive portfolios of hundreds or thousands of stores, she takes particular pride in assisting with the rollout of new retail and restaurant concepts. By helping clients streamline their processes, Klio ensures efficiency in timing and cost management. This includes developing tailored forms for letters of intent, leases, and operational procedures to track critical dates, allowances, and key milestones.
In addition to leasing expertise, Klio advises clients on mergers and acquisitions, addressing leasing issues related to the sale or purchase of retail locations. This involves drafting and negotiating assignment and amendment agreements and overseeing due diligence to ensure seamless transactions.
Operationally, Klio supports retail clients with store closures, early termination agreements, landlord disputes, and tenant improvement allowance collections. Proficient in navigating complex property structures, she also reviews and drafts critical documents such as estoppel certificates, landlord work letters, subordination and non-disturbance agreements, lease guarantees, and senior party consents. Clients rely on her comprehensive approach to assess exposure related to senior documents, ground leases, reciprocal easement agreements, and property restrictions.
By combining decades of hands-on experience with a client-focused approach, she delivers tailored solutions that meet the unique needs of each client while fostering successful and efficient real estate transactions.
Representative Matters
- Negotiated a warehouse lease of over 1 million square feet for a large U.S. manufacturer, and coordinated all aspects of the related operational, business and construction issues.
- Responsible for the lease expansion in the U.S. for an international food and beverage concept (for their entire U.S. leasing portfolio - from their first store to their 70th), assisting with site selection, full term lease negotiations and documentation, negotiation of lease amendments and related property operational issues.
- Spent two separate years on secondment in the real estate department of a large national retailer, assisting with all aspects of their leasing expansion efforts and working with other internal lawyers in other related practice areas.
